THE former Cork City premsies of Game, at 66 Patrick Street, has been put up for lease, three months after the retail chain went into administration, affecting over 2,000 jobs in the UK and Ireland.

Now, No 66 Patrick Street comes to lease, via agent Rob Coughlan of Cohalan Downing, who says the sizeable 1,700 sq ft floor place at ground level with 2,500 sq ft more overhead, will stir interest.

Also likely to draw inquiries is the proximity to the new discount store Dealz, which opened in the former Virgin Megastore base on Grand Parade next to Argos, while a multi-million euro makeover of Cornmarket Street is also slowly bringing back weekend shopping custom.

Other adjacent occupiers at this Grand Parade/Patrick Street junction include McDonalds, Boots, Waterstones, O2 and Carphone Warehouse.

“This property has huge scope for retailing and should appeal to both local, national and international occupiers,” says Mr Coughlan.

It has dual frontage to both Patrick Street and Paul Street.

“Despite the economic downturn, vacant floor plates of this size are few and far between on Cork’s premier retail thoroughfare. And, with the reduction in rental levels since the peak in 2006, there has never been a better time to acquire a high street presence,” added Mr Quinlan.

A rent over €100,000 is sought.

Meanwhile, the same agents Cohalan Downing also have a retail investment for sale on Cork’s North Main Street, with Casey and Kingston.

No 99 is currently let to charity shop Barnardos, and overhead it has four two-bed apartments.

As a tidy mixed use investment producing an annual income of €51,400 pa, No 99 has a guide of €410,000.
