Everything about this Waterford home screams luxury, especially the swimming pool Tommy Barker reports

There are River Suir views from this impressive Kingschannel, Waterford city, home — the address 22 The Estuary is a bit of a clue as to its setting. But what it doesn’t suggest is the presence inside of a swimming pool with its own wave machine, finished with mosaic tiles, with a sauna and steam room.

The three-storey, detached, five-bed family home with those watery aspects inside and out comes up for sale with agent Michael Coppinger of Sherry FitzGerald John Rohan, who says it was built about 12 years ago, and has the best of everything, on a private quarter-acre site in the up-market development (at least one other home here, a few minutes from hospitals and shops, is on the market for a €500,000-plus sum).

Decor levels are high and finishes include solid wood floors, plasterwork in the ceilings, and a great master bedroom with walk-in wardrobe, big en-suite bathroom, and access in front to a balcony with seating space for Suir views with a morning cuppa.

In fact, you see the river just as you cruise past the tall, cast-iron electric gates and drive into the site, graced by retained mature trees and some ornamental cherry trees as well. Overall, the site has been extensively landscaped, with a broad sweep of decking across the rear of the property linking the main bulk of the house with the adjacent outbuildings, and opening up access to what is, in effect, a private leisure centre.
