Quality home with rural views

MOST people who drive through Carrigaline, Co Cork, will be familiar with Heron’s Wood, the large, Astra Construction scheme at the entrance to the town proper.

A well-maintained estate with lush planting, there is another side to this development and it’s approached via the Ringaskiddy road. This brings the traveller round to the Robin Vale end of Heron’s Wood, a string of detached homes on the edge of the country.

There are wide, rural views from the little boreen on which these houses are set — and the route gives access to Currabinny and to Ringaskiddy for those working in the lower harbour.

This constitutes a major selling point for the location, but in particular No 6 Robin Vale, a new market entrant, will appeal because of the quality of its interior and the its overall size.

Bought at the construction stage by the vendors, they made a number of major changes, not least having the attic floored, wired and plumbed, but also, adding on a large, well-designed sun room. This adds a whole other dimension to the rear of the house which opens up into a large, open plan space. It creates a great first impression — there’s a cream, gothic style kitchen with hardwood worktop and island, a dining room/sunroom projecting into the garden and interconnecting to the TV room to make a great space.

Once inside, you can see where the 2,000 plus square feet go — the kitchen is big enough for a gang — with enough space for an informal dining area too, and it runs into the sun room which is used for formal dining. New owners could turn things round and make the family room the dining room, using the bright sunroom as a living space — No 6 is that adaptable.

The more formal lounge is to the front and again, it’s a generous, but cosy space with box bay. Across the hallway is the guest bathroom, wheelchair friendly and a good size and tucked behind it, the staircase climbs discreetly to the next floor.

Here, there’s a good master suite with a wall of built-in units in an attractive country cream, while the second and third bedrooms are finished to the same level and are equally as big. Even the fourth bedroom is a good size, as is the main bathroom. The attic space is used as a den but could make a teen room or even bedroom suite with a proper staircase. Otherwise, it’s ready to go.

VERDICT: No 6 is a clean buy — there’s very little left to do. Go see.
