Selling this as easy as apple pie

Popular style of house which has received an ongoing interest from buyers Tommy Barker reports

Selling this as easy as apple pie

If the terraced townhouses at Orchard Close were on a Monopoly board, estate agent Dennis Guerin would almost be in line to trade in a fist of them for a ‘hotel’ — he’s nearly had that many for sale.

As he now brings No 1 in this L-shaped 1970s townhouse in-fill scheme to market, he reckons it’s the fourth of this type he’s had to sell, between the near-identical Lane Brothers-built schemes in Ballincurrig (Orchard Close) and Rosebank (Elm Close) estates off the main Douglas Road.

Plus, having seen so many of them, and sold them, he reckons No 1 has the best interior so far of any offered for sale, hence the €195,000 asking price, a shade above his previous sales achieved.

The end house, south facing at the back where there is an enclosed patio yard with car-port, has an 18ft by 14ft main living room with oak floor, bay window, stone fireplace and connecting doors to a small dining room, next to a well-fitted kitchen.

Overhead are two bedrooms, with built-ins, plus bathroom. No 1 has gas heating, double glazing, and looks out over a communal green area by the entrance to the cul de sac Ballincurrig park.

VERDICT: A ready-to-go, and easy-to-keep starter or trading down home in a quiet suburban setting.
