There’s great charm and current interest in this Tralee town centre gate lodge, which dates to the 1850s, originally part of the Denny estate which had over 300 years of history with the town.
Set by the Town Park and Denny Street, the lodge would as equally make for distinctive offices or a quirky family home, and while it’s virtually town centre, yet it has a decent mature west-facing back garden with privacy too.
The pay-off for the charm and originality is the fact it needs upgrading and sensitive modernising, and agents Sherry FitzGerald Stephenson Crean, who had it quietly on the market last year, are now going more public with its availability.
Pat Crean says it retains its feel of times gone by and its Denny estate history with “a wealth of stunning period features,” such as double pitched natural slate roof, timber carved detailing to the gable, lattice or diamond-pane windows and pointed four-centred arch with mouldings to the porch and clay tile panels.
Internally, there’s parquet flooring, a Jubilee range, and rooms include three beds, main bathroom and dining and living room with kitchen.
VERDICT: An affordable touch of old class, in the heart of Tralee town, trailing history.

Already under offer, and just a few thousand euros shy of its €360,000 asking price, is this detached dormer family home with separate garage, all on a site of around an acre, just a short spin up Carr’s Hill from Cork’s Douglas.
On the market with agents Downing Commercial and Conor P Flynn, the site’s the key here, split-level or tiered, with a raised section behind the house: there’s not too many modern builds on such a decent plot of ground in the vicinity, say the selling agents.
Douglas is just down the road, and a few miles to the south is Carrigaline and the harbour area and its strong employment base.
There are two interconnecting reception rooms, with the main living room in front with fireplace, and double doors to a rear dining room with patio door to the gardens. Next, there’s a kitchen with simple timber units, island, Belfast sink and timber worktops, and a family room behind with another fireplace, plus a utility and ground floor bedroom.
Upstairs, this 2,200 sq ft house has three more bedrooms with the master bedroom en suite, and a main family bathroom.
VERDICT: Under offer already, there’s good value at this sort of €360k sum given it’s a modern build on an acre on the edge of Douglas.

A couple of lodges built to accommodate holiday-makers, as well as guests attending functions and weddings in glorious Glandore, have been put up for sale. About 18 similar houses were built up a hillside behind the modern Marine Hotel complex in the attractive West Cork village, just a few yards away from the sea and the pier. Two are being offered for sale via agent Declan Hickey of Downing Commercial, seeking offers close to €170,000 each, with one being end terrace the other mid-terrace.
They’re well-finished, easy to keep and compare well price-wise with other properties on the market in the chic coastal setting, adds Mr Hickey.
He says they’re fully finished and fitted out to an excellent standard: “they’re well-built and highly insulated and easily heated, and are perfect for a year-round retreat, with a layout that’s suited to family use, both young and old,” he says.
Noted for natural beauty, sailing regattas and some very high-end homes, Glandore has a few bars and the famous Rectory function venue. Union Hall with several bars, shops and eating spots is a mile away, while Clonakilty and Skibbereen are a short spin away.
VERDICT: An easy option to make regular use of, and to lock up and leave in quieter winter months when Glandore tends to hibernate.

No 17 Ardkeen, within a walk of Fermoy town in north Cork, is a roomy, 2,200 sq ft five-bed detached family home with an affordable asking price — €265,000 is quoted by agents Collins O’Meara (a showhouse in the scheme was recently marketed at €395,000) .
A modern family home in a well-regarded development off the Duntahane Road, the brick and render home No 17 has a nice site within the scheme, with lots of beech hedging screening the private back garden.
Two of its five bedrooms are en suite, both fully tiled, while the main living areas have lots of wood featuring, with oak doors and joinery, some oak floors and with cream units in the 28’ by 12’ rear kitchen/dining room, plus a tile floor. Other rooms include a sitting room with open fireplace, a living room with double aspect and a study off the hall, plus a utility room. Central heating is via gas.
The sale includes curtains, white goods etc, and the location is excellent, say Collins O’Meara, near both primary and secondary schools, etc., while Fermoy has a range of sports facilities and outdoor amenities, with the River Blackwater at its centre.
VERDICT: Starter homes were making this sort of money in Fermoy only a few years ago, No 17 Ardkeen’s got all the space a family might want.

Over 20 viewings in two weeks and a current offer of €280,000 shows that a good house will always find willing buyers.
Agent Kevin Barry of Barry Auctioneers is already calling last offers for Parkmore, Browningstown Park, a three-bed Douglas semi in pristine condition.
And part of the reason it has attracted such interest is that is includes a very smart, detached one-bed apartment at the side.
Despite hitting the market at €300,000, (a higher ceiling than other comparable properties), the early bid confirms his assessment that the house’s quality, its south-facing back garden and apartment, set it apart.
Rooms include a living room to the front, another at the rear which is a double dining/living room connecting through sliding doors to a raised deck. The kitchen is modern and galley-style, running parallel to the informal living rooms, which may allow an open plan layout for new buyers.
Two of the three bedrooms are doubles and have built-in wardrobes and the granny flat has a kitchenette, living room and separate bathroom and bedroom.
Outside, the gardens are trim, and the deck makes the most of the south-facing aspect.
VERDICT: Great house in a great location
