Going down in price for starters out

This Blackrock home has had its price cut once. It won’t get cut again, writes Tommy Barker

THE limestone entrance pillars of an older house mark the entrance way to Carrigdubh, a barely-glimpsed collection of nine townhouses on Cork city’s Blackrock Road, opposite Menloe Stores.

The houses are of a popular template or type and built on a range of infill/old Cork suburban and sites — they were especially popular with traders-down.

Now though, the current mix of viewers at 7 Carrigdubh include younger singles and first-time buyers, says auctioneer Dennis Guerin of Frank V Murphy & Co, who has chopped the asking price on the mid-terrace home from the mid €200,000s to €185,000.

Primarily open plan at ground level, the main living/dining space is a decent 29’ by 13’, with cork-tiled floor, which really only leaves room for a galley kitchen that’s 8’ by 8’.

Overhead are two bedrooms, each with built-ins, and a recently upgraded bathroom.

No 7 faces west against a communal green space, while behind there’s what is effectively a high walled courtyard/part garage/car-port, with electric roller shutter access, and — almost as a retro item — there’s an outside WC.

The house has gas central heating, double glazing has been put in fairly recently but keeping the original timber frames’ Georgian pane look, and there’s an ever so-gently curved look to the front bay by the living room.
