FIVE years old, and mannerly traditional is this high-specification family home of 3,000 sq ft, half an hour’s drive west of Cork city, near Lissarda and Macroom.

The kitchen’s a keeper in passing-fashion-proof pitch pine, topped with granite, and a solid fuel stove brings a homeliness to this 26’ by 16’ room.
Floors in some of the reception rooms and bedrooms are in maple, and the family bathroom has a Jacuzzi bath. Heating is via condenser boiler, which helps earn this 2005-built home a decent B3 BER cert rating.
The ‘future-proofing’ continues into the double 35’ by 24’ lofted garage, which will be adaptable for those with future space needs, has a power and water supply, a WC and several windows and Veluxes.

A HOUSE that still looks as good as new is how Ernest Forde of agents Hodnett Forde describes No 1 Clogheen Grove at Clonakilty.
The four bed semi, (which is attached at the garage side only) is located near the Quality Inn, just off the town’s relief road.
And it’s just a short walk to the west Cork town with some of the best amenities in the county.
Built only a few years ago, the owner is now downsizing, but has left a present of a fully landscaped garden for new owners, says Mr Forde.
While the house offers substantial family accommodation as-is, there is the option to move into the garage space at a later date.
The layout provides for a sitting room, kitchen, dining area, utility and guest WC at ground floor level, with master suite and three other bedrooms overhead.
Ernest Forde is looking for offers in the region of €310,000 for the property, but emphasises that he’s very open to offers from interested parties and recommends the house highly.
VERDICT: a good modern west Cork town house with plenty of living space and the option to create more in the garage, if required.

PITCHED at the upper end of the north Cork and Cork commuter house market is this brick-faced, large family home at 15, Westbury Heights, Mallow.
Built around the late 1990s by contractor Jerry Creedon, it’s a decent, five-bed offering, and in excellent order says its selling agent, John O’Connell, of ERA O’Connell, and has a southerly aspect up on the town’s Kennell Hill, at the start of the road along the Blackwater, towards Killarney and the racecourse.
Outside, the look is Georgian with brick facades, and the front has a deep bay over both levels to the right of the entry hall.
Tending towards the classical look internally, as well, and with things like good floors, carpets, fireplaces and finishes, it’s both bright and pretty spacious, with just under 3,000 sq ft of space, as well as five bedrooms, with three of those en-suite.
There’s two fine reception rooms off the hall, via double doors, each with marble fireplaces, and the large kitchen opens to a patio, with decking, pond, and landscaped gardens with sensor lighting. Most of the landscaping was designed for easy maintenance.
VERDICT: Westbury Heights has held its position as one of Mallow’s best recent house developments, and is a few minutes’ walk to the rail station.

THE architect who designed Taobh Coille at Roslevan in Ennis added a rather interesting semi-circular feature to accommodate a spiral staircase at the front.
Built in 2009 this very stylish property has 2,200 sq ft of living space and includes contemporary fittings, a central vacuum system and a high level of insulation.
Kieran Murphy of Leyden auctioneers say that the condition is excellent and that the address is one of the most sought-after in town, Designed for family living the house has a huge open plan kitchen/dining living area which has attractive high spec kitchen with a large island unit as well as a timber-floored living area with a modern electric fire. There’s also a sitting room, an office, a utility room and a ground floor shower.
The spiral staircase leads to the first floor which has a galleried landing overlooking the hallway and four bedrooms. Three of the bedrooms have en suites and the master bedroom has a walk-in wardrobe and a full bathroom.
The half acre site around the house needs a bit of attention. It has a stone-faced garage, a driveway and some mature trees, but the garden needs to be lawned.
VERDICT: Very stylish and spacious for family living

SET by a heritage walk a kilometre from Drimoleague village, in west Cork, is a renovated and upgraded farmhouse at Rockmount.
A while on the market now, it’s had a price reduction from the mid to upper €300ks, with agents Charles McCarthy in Skibbereen, to €250,000, and that’s for a 1,700 sq ft home with spot-on gable conservatory, on a half-acre site, facing south, with a 400 sq ft garage alongside. The renovation work is sort of an object lesson in how to update the classic Irish farmhouse, and it has been given slick finishes inside and out — so much so you’d be fooled into thinking it could be a whole new build. There’s a living room with wood-burning stove opening to the sun-soaking conservatory (a heavy curtain/blind can be used for separating them) and a scene-setting 28’ by 13’ kitchen-dining room with feature, green-painted wood units.
Other rooms in this smart, dormer farmhouse include a scullery, porch entrance in stone, and three upper level bedrooms, one en-suite, and a main bathroom.
VERDICT: Lovely, landscaped gardens, with pond, quality renovation and rural tranquillity. If it was closer to the sea, you could add €100,000 to the price.
