South Cork

€525,000

Sq m: 280 (3,000 sq ft)

Bedrooms: 6

BER rating: C2

Broadband: Yes

A GREAT big, decent home, on a half acre site near the sea in south Cork is on offer at Farrenbrien East, just a mile from Nohoval.

This area, on the coast between Carrigaline and Kinsale, is an easy commute to Cork city, and is in affluent farming countryside to boot.

This big brick and dashed dormer has four upper level bedrooms, and two more bedrooms downstairs, and so is going to accommodate fairly large families, or else some of the surplus bedrooms could be made over for use as a games room or a home office perhaps.

There’s quality wood flooring, plus some ceramic tiling, and a Pippi oak kitchen.

Extra features include 9’ high ceilings throughout, underfloor heating at ground level, there’s a central vacuum system, pressurised water system, and the walk-in property near Minane Bridge is on a half acre site, with up to three sheds — so plenty of rooms of toys, hobby gear and pets.

Selling agent is Michael Pigott of Sherry FitzGerald O’Donovan Daly, who guides the lot on its half acre site at €525,000.

VERDICT: Acres of space, really good living rooms and with all bedrooms double sized. Location is hard to get planning permission for, with beaches nearby, so this one’s set to go.

Lackabane, Killarney

€550,000

Sq. m: 240 (2,600 sq ft)

Bedrooms: 4/5

BER rating: Pending

Broadband: Yes

A STUNNING Killarney location, near Aghadoe at Lackabane, is one thing in this house’s favour — the other is the sheer quality, for the price.

Built in the early 2000s, Mori House has a deliberately calm, oriental air, both in its design principles, and in its landscaped gardens and 0.8 acre site.

The five-bed, stone-faced home has bay windows either side of its front facade, with a protruding conservatory/dining room in the middle, with its glazed room morphing into the tiles overhead in the hipped roof.

Quality finishes inside distinguish this house, but does it without bling, and top-notch bathrooms have Grohe fittings. Floors are either polished porcelain and stone, or timber upstairs, all to a neutral palette, while the pitch pine stairs was salvaged from an old school/convent building.

Apart from the main 2,600 sq ft house, there’s a detached garage with gym, fitting in another 1,300 sq ft of adaptable space which is also stone-faced.

Relaunching it for its owners after some time off the market, selling agent Tadg Gallivan of Property Partners Gallivan seeks offers around €550,000.

VERDICT: Killarney is home to some very large homes, in spectacular settings. With distant views of the Lakes of Killarney Mori House fits this profile, but in an understated way.

BISHOPSTOWN, Cork

€535,000

REGULAR Cork commuters will be familiar with 11, Dunville Crescent — from the back. You can see its intriguing, two-storey cedar-clad extension from the south ring/Ballincollig bypass in Bishopstown, and it was one of the first Cork homes to go this ‘timber box extension’ route about 10 years ago.

The makeover swelled this family home to 2,250 sq ft, but the owners decided to reduce the first floor from four bedrooms to three, giving themselves a smashing master suite, with bedroom, dressing room, bathroom and a private, sunny 17’ by 11’ study/withdrawing room. The other two bedrooms are maple floored and there’s access to a convertible 28’ by 13’ attic. Downstairs, there’s lots of large rooms in this sizeable detached home. They include a double lounge/dining room, kitchen/breakfast room, family/TV room, and an 18’ by 12’ sun room.

Everything has been given the once-over in recent years, with a good BER cert thanks to pumped insulated walls, and double glazing, a mix of cedar and pvc frames. Dennis Guerin of Frank V Murphy & Co says it is a perfect, updated western suburbs trading up buy.

VERDICT: Work’s all done here, gardens also planted professionally, and money was clearly spent.

Rochestown, Cork

€320,000

Sq m: 120 (1,300 sq ft)

Bedrooms: 4

BER rating: B3

Broadband: Yes

THERE aren’t many re-sales in Foxwood because people tend to stay here, says auctioneer Ann O’Mahony, about the Rochestown, Cork scheme.

The Sherry FitzGerald agent adds that there’s a great community spirit, as well as a new primary school in the same location, making the area very attractive for families.

Right now she’s selling three new houses at Foxwood, (one of the four built is sale agreed) adjoining Dewberry at Mount Oval Village.

Two semi-detached houses, running back-to-back, are built to new regulations, including higher insulation specifications.

With sealed fireplaces, solar panels on the roof and larger-than-average living space, the houses slot in nicely and follow the style of their neighbours.

They also come with extra-large gardens, cobble lock drives to the front and builder’s finish inside.

Ann O’Mahony is open to offers in the region of €320,000 for the four-beds.

Each house has a sitting room with bay window, a kitchen/dining room with double doors to the garden, guest bathroom with utility, with main bathroom and en suite master.

VERDICT: The opportunity to buy new in an older, settled estate and with a good B3 rating.

Crossbarry, Cork

€370,000

Sq m: 185, (2,000 sq ft)

Bedrooms: 4

BER rating: Pending

Broadband: Yes

PART two-story house, part dormer, this Co Cork home fits in quite a bit of space under its variously pitched roof sections.

A modern build, finished in 2005, this is a four-bed detached home on a quiet rural site at Crow Hill, a short spin west of the city and north of Innishannon by Knockavilla.

There’s a crisp, updated farmhouse look to the design, reflecting the decade it was delivered in, with simple window treatments (tilt and turn) and some corner rooms have a double aspect, with windows side by side at the junctions as a bit of a feature.

The largest room is the one certain to be most used, and that’s the 26’ by 22’ kitchen/dining/living space, with high ceilings with glazed corner section.

It also has French doors to the graveled front, and Veluxes inset into the roof over the dining section.

One of the four bedrooms is en suite, and there’s also a ground floor guest loo, utility plus family bathroom.

The main living room has an open, feature fireplace and central heating is oil-fired. Selling agent is Brendan Bowe, with office in Bandon and Ballincollig.

VERDICT: A ready to go family home for rural house -hunters, just 15 minutes or so from the city. The gardens are well-landscaped, with graveled drive.
