Simple house bounded by woodland at harbour site

YOU really have to see Lennoe to get its full impact.

Simple house bounded by woodland at harbour site

This simple, double fronted house at Rochestown sits on a large site running down to the waters of the lower harbour adjacent to Hop Island.

On one side it’s bounded by some wild woodland that guarantees privacy and clean air, and on the other, a string of neighbouring houses.

Beyond it, is the beginning of the Passage West amenity walk and from every window, the woods of Hop Island can be seen with watery views as far as Tivoli in the distance.

The big surprise here though is the price — Lennoe is pitched as a very reasonable, €315,000 for a detached house on the Rochestown Road.

Even in terms of site value, that would be good, but the house is also in fine, liveable condition considering it’s an executor sale.

Selling agent is Andy Moore of Andrew Moore and Co.

Built in 1955 and owner-occupied since then, the house is well-maintained with two living rooms on the ground floor, a conservatory and a fitted, eat-in kitchen with separate utility and bathroom. There’s a second bathroom on the upper level and three good bedrooms with views to the south and north.

There’s also a garage which could provide more space and the option is there to create a two-storey extension.

It really has to be walked to get the full effect — but the site size is very generous, with a good front garden and a back garden that runs down to just before the tidal area of the harbour.

Amenities are excellent, with fast access to the city and Douglas and in the opposite direction, Passage West and Carrigaline.
