Roses will blossom again at San Rosa

ALMOST there — just needing a push, a further small pot of money, and gardens - that’s San Rosa.

Built in place of an older dwelling on a site on the edge of Douglas village in Cork, this largely-completed house with up to 4,000 sq ft (a share of it is basement) is for sale by public auction.

April 6 is the disposal date for the four/five-bed home on the old Carrigaline Road, within a short walk of Douglas itself. It guides at €350,000, says selling agent John Downing of Downing Commercial.

The fairly substantial home has 2,600sq ft of living space above ground level, with a further 1,500 sq ft below in a basement. That lower level (without windows) was designed to function as a media/home cinema/games room, with four to five other storage rooms to boot.

The ground floor has scope for up to three large reception rooms, open kitchen and utility, and all the next floor’s four/five bedrooms are set up for en suites, and the layout lends itself to an almost wholly independent granny flat/au pair’s quarters. San Rosa has good quality pvc double glazed sash windows and French doors fitted but it is now being sold needing completion, effectively as second-fix level.

So, flooring, fireplaces, tiling, kitchen and bathrooms and more will all be needed. Judicious spending and a bit of DIY could see this being done for over or under the €100k mark, on top of the c €350,000 guide, with the promise of a realistic reserve on the 6th.
