A €395k four-bed

A SUB €400,000 asking price should stir the interest levels in the sale of the four-bed Bishopstown semi-d at 12 Beverley Drive.

The Melbourne area home, in Cork city’s western suburbs (near the CIT, CUH, IDA technology park, etc), is already extended slightly, at ground level only, giving a family room off the hall, plus a good utility room behind it, with both front and back garden access.

New to market with Johnny O’Flynn of Sherry FitzGerald, No 12 has a €395,000 asking price, which is fairly competitive for a c 1,600 sq ft family home in such a settled suburb.

Other, fairly recent upgrades encompass energy with double glazing, a new gas boiler, insulation pumped into the cavity walls, attic insulation (the attic is now floored, with Stira access), a refurbished bathroom, plus SlideRobes in two of the bedrooms.

The main living space is front to back, 26’’ deep and up to 14’ wide, tying in living and dining room uses. Narrowing towards the back, there’s a bright kitchen with tiled floor and utility off via an arch entrance, guest loo, family room and 12’ by 7’ utility.

While there’s no en-suite bedroom among the four overhead, the family bathroom is done to a good quality, with Jacuzzi bath and a separate shower.

There’s front and back gardens, with a printed concrete front drive allowing slots for plants up against the side wall, and the back garden has a large patio, lawn and timber shed. The location, says Sherry Fitz’s Johnny O’Flynn, is one of Bishopstown’s most popular.
