A new market arrival at Faithlegg, near schools and overlooking the country club golf course, is this two-storey house. It does have a certain charm, but in reality it’s all about the site value.

Unlived in for years, and on a corner roadside site on the road from Faithlegg to Waterford and to the pretty Cheekpoint, the three-bed property carries a €310,000 asking price with Deirdre Phelan of Sherry FitzGerald John Rohan.

“You could renovate and extend it, or try and go for a replacement house, more in the middle of the five acres,” she says.

Naturally, planning is tight in the area, with most favour shown to genuine locals, but the fact there’s an existing dwelling might open the door a bit more for something to match the site’s scale and setting.

Reckoning that this part of Faithlegg is among Waterford’s ‘most desirable’ location wish-lists, the selling agent says: “It’s on an elevated yet sheltered site in a natural setting, which takes full advantage of impressive overland views as far as Tramore, including over the River Suir and Faithlegg House Hotel and Golf Club.” Passage East is a few miles away, and beaches at Dunmore East and Woodstown are a short drive away, as is Waterford city.

The current dwelling, called Sunnyside, has two reception rooms, an open plan kitchen/diner, a sun room, utility, and three bedrooms.
