Abbotswood hits target
It’s just off the Rochestown road in Co Cork, but is set on a height above a lovely, wooded valley.
One of the least dense of the noughties schemes to go up in the south city, Abbotswood combines convenience with great views and a rural ambience.
Joint agents Mark Kelly of propertyonline.ie and Ann O’Mahony of Sherry FitzGerald are offering a new house at Abbotswood. And it’s on at nearly half of its original asking price at €550,000 (previously €975,000), which, according to Mark Kelly, is giving it away for a 3,000 square foot, high spec house.
It comes with builder’s finish, which can be a good or a bad thing, depending on circumstances. The bathrooms and all the rest of the plumbing is in place, along with zoned heating in gas, central vac system and a lot of other extras.
Spread over three floors, the accommodation is very generous, but the site is fairly small. There is a patio and decked area to the rear and to the front a large cobble-lock parking area.
The bedroom count could be as high as six in this property, but according to Mark Kelly, the top floor has such great views that it would be a sin not to turn it into another living room.
Starting at the ground floor, no 21 has a living room of 17’ by 19’ – a perfect size, a kitchen with sun room projection, a dining room connecting to the living room and a ground floor guest bathroom and separate utility. The next floor has a master suite, three double rooms with walk-in wardrobes and a family bathroom. The top floor has one large room, with separate space for a study, office and bathroom, but that’s up to the new owners.
