Orchard Road is one of those guaranteed ‘good’ areas, and on a summer’s day when all UCC students have disappeared it’s as quiet as any rural enclave.
The slow trickle of houses to the market here means that demand is usually strong as it’s within the golden triangle area comprised of UCC, CUH and the Bons.
Orchard Road has a leafy location with a predominance of detached houses on large sites.
And in the case of Auburn, a large five-bed detached, it backs onto old woodland that surrounds the Brookfield apartment and leisure scheme on College Road, which means there’s a swimming pool and gym on the doorstep.
The new market entrant is guided at a very sane €650,000 through Billy Casey of Casey and Kingston, and the property, while in need of renovation, offers an extremely large plot in the middle of a very old, but very built-up area. In that sense, it’s quite rare, and once you get a look at the 80’ long back garden you get a sense of the peace and tranquility on offer once back from the road.
This house will need lots of work, but it’s surrounded by similar, 1930s/1940s properties that showcase the level it could be brought to – or it could be knocked.
It’s 50-50 as to which way buyers might go, but then the house is not irredeemable either. In fact, it offers a tremendous amount of space, is very bright and has lovely features, but it leaks heat and will need a plumbing and wiring upgrade.
Some sensitive restoration and lots of insulation would make this a fine home, but the old steel windows will probably go – they aren’t listed in this country.
Facing south to the front, there’s enough space for a large, kitchen/sunroom extension to the side, which would allow light and heat all day and there are two good reception rooms in place, a formal sitting room to the front and an extended family room at the rear. The kitchen is on the north-western corner and a small study/drawing room lies to the front, with an early version of a corner window: a guest WC is sandwiched between rooms.
Overhead, there are five, good bright bedrooms, with a little en suite in the master and a main bathroom to provide more than enough room for the average family.
And then, there’s all that back garden, with a permanent, south-facing corner that could offer any number of possibilities and an old, but substantial block shed.
The guide price is only the start of the journey here, but with construction prices as low as they are, getting Auburn into shipshape mightn’t be as costly as one would imagine.
