Property worth a brochure all to itself

NOT every house will suit the very different sales brochure designed for the sale of 14, Birchfield, on Killarney’s Loreto Road – but it works in this case.

A large, folded A3 sheet, printed on both sides with no fewer than 10 photographs, plus an array of type styles, headings, colours, fonts and graphic changes, sets the brochure off at least as something entirely different – it looks like a spread in some house and interiors glossy magazine – and the quality of the house and individual photography goes with the theme.

You’d pick it up just to browse it, and find yourself sucked into reading all the small print too (yep, it’s funny what passes for property news these quiet summer dog days: did you know that Savills’ Irish offices have gone the opposite route, picking up a small, handbag-friendly brochure design, a format picked up from their UK parent company? Quiet times, indeed.)

No 14 Birchfield, a new to market offering with Property Partners Gallivan, carries a €290,000 asking price. It’s a detached, modern three-bedroomed 1,359 sq ft family home, in a great Killarney location out the Muckross Road by the Gleneagle Hotel and Loreto national school and it has been made over by its house proud, design-savvy owner who was determined it would stand out from the crowd – even if mostly in its private, interior design level.

From the outside you get an idea there’s been extra work lavished here, even from a simple thing like the glimpse of the children’s play centre and raised Wendy house in the garden.

Inside, kids rule in one themed, full-on pink girl’s bedroom, complete with draped bed-head, and it, and another baby room, have pained floor boards while the parents’s room is more adult, restrained and restful, with an oak floor and en suite bathroom.

The main family bathroom is a sea of white with wood-panelled walls painted white, and white painted floor boards, as well as white sanitary ware.

Downstairs, the main reception room has oak flooring and white marble fireplace, and the hall is tiled (the stairs is the only carpeted section in the house), while the kitchen/dining room has an breakfast bar with ceramic sink and high level tap, there’s a range-style cooker, and solid wood worktops and painted units.

This modern, detached two-storey house has recently been redecorated, but its update goes a bit more than skin deep – right into things like newly pumped cavity insulation, a warm assurance.
