A VALUABLE grant of planning permission for a bigger home nearby brings this Lough Gur, Bruff, Co Limerick rural home to the 2010 market.

Built six years ago by its builder owner, the well-finished dormer home with its high barges and gables has 3,500 sq ft of space, says Pat Dooley of the Bruff-based Dooley Group, seeking €450,000 for the property.

The house, with five bedrooms and three en suites, is on a half acre landscaped site, just a few fields way from Lough Gur and you can get water glimpses from the first floor bedrooms.

A strong selling point, adds Mr Dooley, is that services such as shop, bar and restaurant are all within a short walk, so there’s no sense of isolation. Limerick city is a 15 minute spin away and it’s a short distance from Holycross and the old Limerick-Cork road, notes Pat Dooley, who says in the few weeks since he put it up for ale, most inquires have come from prospective buyers in Cork and Limerick looking for a country/retirement option.

The builder-owner built it for his own use and hadn’t intended to sell (so there’s a presumption that every detail was minded) and it is only now being sold as he has secured planning permission for a bigger property, and he want to move on that grant of planning as soon as possible.

There’s good living areas, some with tiled or wood floors and underfloor heating, while upstairs bedrooms have walnut floors, and en suites/bathrooms are fully tiled. The kitchen, with central island, has solid wood units, and built-ins, there’s a feature brick arch off to the dining area and the main living room has a period-style slate fireplace, and a glass-block wall.

Gardens are well-landscaped, lawned and planted, the rear gets evening sun, and the property has electric intercom access gates at the stone entrance pillars, and is fully alarmed.
