Semi-d with plenty of space in prime location
Brand new to the budding spring market is this Browningstown Douglas semi in Cork, a real box-ticker in terms of location with a range of primary and secondary schools all with an easy walk – as are the services of Douglas village itself. And, as an extra bonus, its back garden has a southerly aspect, with a concrete-built garden room/home office. Those positive selling points are why it carries an asking price of €425,000 with estate agent Dennis Guerin of Frank V Murphy & Co, who’s doing open viewings here lunchtime today. An unextended, and maybe less finished version of the same type might now be expected to sell in the mid-€300,000s, so what premium buyers around or over the €400k mark will pay for a walk-in, already extended job will be a case worth watching.
Mr Guerin says Clondoyle is “beautifully maintained”, and not only has the standard expected two reception rooms (oak floored), but the back one extends into a vaulted ceilinged family room/play room for extra space. And, then, thanks to another bit of extending, there’s a L-shaped kitchen/dining room with max measurement of 22’ by 14’, with white painted units and a black slate floor.
The front room, with bay window has good built-in storage in the alcoves, with punched metal grilles at the lower section to match the rad covers. The ground level has a guest WC, and the main family bathroom has Villeroy and Boch sanitary ware.
Windows are double glazed, with glazing bars copying the original Browningstown glazing style, and heat is gas. Clondoyle has a graveled drive for parking.
