Almost-finished west Cork property has a sizeable site and sea views

DEPENDING on your enthusiasm levels, the fact this new-to-market listing isn’t quite yet a finished home is a good thing, an inconvenience, or a bother.

Reckoned to be 70% of the way through its construction phase, the c2,000 sq ft new-build near the sea at Ahakista in Co Cork needs second-fix carpentry, plumbing, bathrooms and tiles, flooring and landscaping, etc – think ballpark figure of €50,000 or so to get to completion stage.

Estate agent Elaine Spillane of Peninsula Properties in west Cork guides this offering at €600,000, which is sizeable for any market, not to mind a slack one and for an unfinished proposition, but there are some strong attributes in this property’s favour, she adds.

The site size is 2.5 acres, with most of that in a field at the side and back with space for a pony or horse, and there are great bay, boat and pier views over to Ahakista pier where there’s also swimming. Within a few minutes walk of the front door there are two bars to choose from, including the noted ‘Tin pub,’ a corrugated place of character next to where Graham Norton owns a rather fine waterfront period home.

Virtually all of the rooms have sea views, and the house is quite sizeable.

It is traditionally built in masonry block, with four bedrooms, one of them en suite, while another two share one bathroom.

There’s also a largely open-plan kitchen/living/dining room, plus separate lounge, and even though the house does need final finishing, the vendor has bought a kitchen, and appliances which are just waiting to be un-boxed.

Because of the size, and the site with 2.5 acres of grounds, Ms Spillane expects this house to be bought for private, full-time use rather than as an occasional second/holiday home.
