Berlingford home in need of some modernisation

THE suburban location is one thing, the fact there’s a bit more space than the usual semi-d has is another. And, the fact 10 Berlingford Drive has a €290,000 asking price leaves money over in many would-be buyers’ pockets for upgrades and modernisation.

Berlingford home in need of some modernisation

Berlingford is just off Church Road in Cork’s Blackrock suburb, and almost immediately to hand is Blackrock Hurling Club, home of the Rockies, with sibling club St Michael’s catering for footballers.

Within a walk are the Marina, a tennis club, Blackrock village’s cafe and shop and castle, as well as a SuperValu, Mahon Point Shopping Centre, and burgeoning new employment bases like City Gate, Mahon. About 1,600 jobs will be based at CityGate by next spring when a private hospital opens up, alongside the VHI Swift Care Clinic and the relocated offices for IT security company McAfee.

Well-priced to tempt a relocater is 10 Berlingford Drive, extended out the side and over two levels some years ago, giving lots of internal living space — around 1,400 sq ft, as it stands.

It needs modernising, but this can be done modestly enough and over time if needs be: viewers might look at things like dry-lining, changing the single glazed aluminium windows for double glazing and more attractive frames, etc.

There’s already interconnecting reception rooms front and back, and the kitchen links into a separate dining room via an arch. Pushing through even further to link the dining room with the back reception room is an easy job, says selling agent Johnny O’Flynn of Sherry FitzGerald.

The side extension has yielded a 9’ by 7’ study or playroom to the front left of the hall, and this could also be plumbed for a cloak room and guest WC.

Upstairs, there are now four bedroom and two bathrooms, with scope to have the side extension section made over to one en suite bedroom. No 10 has gas central heating, of street parking and front and back gardens. The back of the house has an easterly aspect, and the garden here has an extra bit of length.

No 10 Berlingford is a house that will repay any and all extra spending, and is offered at a well-priced level to begin with.
