Waterville holiday home price cut
Just four houses at Caprice Developments’ well-regarded and Bord Fáilte approved scheme in Waterville remain to be sold.
The development, called Klondyke Close, had 11 houses built in the final phase, and followed on after 21 other also fully completed and sold houses.
One of five left was sold at the end of last year and the rest were temporarily taken off the market. Now, all four are back up for sale, and are reduced in price from €495,000 plus reclaimable VAT to €420,000 plus VAT, which can be reclaimed.
Investments here, to be let through local company Trident, qualify for about 87% capital allowances, which can be offset against all other rental income. The c €36,000 interior fit-out cost can also be written down over eight years.
The four-bed (two en suites), five-star standard homes with around 1,750 sq ft of space on heavily landscaped grounds are kitted out down to the last detail, unsurprising perhaps as developer Mike Price of Caprice Developments also owns Inside Interiors in Dublin.
Features include Italian kitchens, solid oak furniture, under-floor heating and timber beamed ceilings, along with satellite TV, broadband cabling etc.
