SILVERTON may well turn to gold for some fortunate — and bank-funded — buyer, able to rise to the lure of a four-bed detached in the highly rated Bishopstown Avenue.

It is the second of two quite comparable properties to hit the western Cork suburban market in recent weeks, each detached and each seeking €550,000.

Listed with Timothy Sullivan, Silverton follows hot on the heels of the Laburnum Park house Mount Carmel, a three/four-bed listed with Savills (the fourth bedroom option is in the use of the third ground floor reception) and this is already under low offer with Jarlath Boyd of Savills.

These adjacent Cork suburban address, off the Model Farm Road and more or less a straight run in at the back/staff entrance of the CUH medical campus, would have been the focus of a bidding war in the boom.

Given the preponderance of semi-ds in Bishopstown, any detached in this vicinity carries kudos and extra niche saleability.

In the case of Silverton, throw in the fact it has first floor four bedrooms, a good enough site, an attached garage and clear extension potential, as well as west-facing gardens, and there should surely be good callers to view.

Estate agent Timothy Sullivan guides the house in a clean but basic state at €550,000: the last sale of a small detached needing loads of work in the vicinity made over €500,000.

Another total doe-er upper of just about 1,000 sq ft on Bishopstown Avenue made €850,000 to€900,000 over two years ago.

That was then, this is now, and now these two similarly-set houses, Silverton and Mount Carmel (in a cul de sac, backing to the CUH campus, south-facing back gardens) will see viewers hopping from one to the another.

Both have about 1,400 sq ft of space, and need modernising.
