Two Tanglewoods on offer, so the choice is yours ...

IT takes two to ... Tanglewood?

Just coincidence of name, and a selling agent crossover, link two identically named country-set houses each called Tanglewood on the Cork market.

New to market, and only built a few years, is Tanglewood in Glenbrook, near Passage and Cork harbour. A large, c 3,800 sq ft house finished inside but needing its outside landscaping addressed, it is priced at €750,000 by agents Savills. And, for offers around €425,000, Savills are also selling (jointly with Thomas J O’Driscolls) another Tanglewood, this time an older bungalow of that name, at Liskillea, near Waterfall on the other western side of Cork: it has been dropped in price to a very realistic €425,000, say the joint agents (see below.)

The larger of the two identically named Tanglewoods is in a niche scheme of four one-off homes at Park Farm, on the hill above Lucia Place in Glenbrook.

Entirely stone-faced in creamy Laois sandstone, it has rooms over three levels, but its two attic rooms aren’t even included in the already sizeable floor area tally.

There appears to be as much engineering as architecture in this build, with precast concrete floors at first floor level, for example as well as piled foundations, and high insulation levels with heat-saving K glass. Rooms include a big, oak floored hall, a 28’ by 16’ living room with twin arched windows to the front, the dining room across the hall has similar arched windows, and double doors to the kitchen behind, which in turn opens to a solid-roofed sun-room. There’s also a family room, utility and guest WC. On the first floor, there are four bedrooms, plus study, most have solid oak floors and the master bed is both en suite and has a walk in robe, with built-ins. One other room is en suite, and the main bathroom has a free-standing bath and a separate double shower. On the other side of the city meanwhile, and also on similar 0.6-acre site, the older style single storey bungalow Tanglewood is a detached 1,900 sq ft house, with four bedrooms, and has its price cut by €60k to €425,000. In contrast, this is slightly on the dated decorative side, but its garden are fully greened in, with freshly re-seeded lawns and mature boundaries.
