Two extremes — and both could be a good purchase
A home to a man in the building trade, who’s been hands on in the construction of dozens if not hundreds of houses, is for sale at Glencoe, Ballinglanna, near Glanmire, in Co Cork.
Built three years ago, the detached, c 2,700 sq ft wedge or L-shaped house, with peaky dormers, has four bedrooms, with a further 490 sq ft of floored attic space overhead, with power and water supplied, and lit by three Velux windows.
Selling agent is Pat Burke, in Youghal, who says the house is extremely well-built, and comes with solar panels, underfloor heating, white-oak joinery and oak floors and staircase. The kitchen is good, with painted units, an island unit and granite tops, while the main sitting room has an oversize fireplace and hearth. Bathrooms are well-provisioned, with Jacuzzi bath, power showers etc.
The house is on a site of half an acre, with landscaping, hard surface areas and raised railway sleepers as borders. This Ballinglanna house (developers O’Flynn Construction have house building plans for this area, behind Dunkathel House) is a 10-minute drive to Cork city, and is within a walk of primary and national schools, and shops.
The house has sandstone paving around its core, with tarmac drive and Liscannor stone entrance pillars, and Liscannor stone walling around the semi-circular patio.
Mr Burke quotes what appears to be a strong €765,000 guide for Glencoe, Ballinglanna.
For those with far less cash — say 10% of that amount — Mr Burke has a property of a very different hue and fit.
For just €70,000, he’ll sell the end terrace, number 11, South Cross Road, by the Regal Cinema in Youghal. The two-bed, c 800 sq ft town house, with extension scope behind, has small front and rear gardens, and needs renovation. It could as equally suit as an investment property, a holiday bolt home, a Youghal base for a native living much further away, or will suit the budget of a first-time buyer, and, more especially, someone skilled with their hands who can take it on as a bite-sized makeover challenge.
