That’s what’s on offer at Cooldurragha, Union Hall, at the moment where 22 acres of land and an old famine farmhouse are for sale with Pat Maguire Properties.

The house is a mere shell, but could provide the basis of a planning permission, especially as it’s in a protected location looking down on Castlehaven harbour.

This is prime, west Cork real estate and would have made more that double the present asking two years ago.

So, on the basis that buying in a recession is a cute move, then this property could be a runner for those with a little liquidity.

The land bounds Reen Woods and one of the fields runs down to the water, so you can moor your boat and be home on the range in no time at all, says Pat Maguire.

Cooldurragha has a great sandwich location between Union Hall, Glandore and Castletownshend and it’s also a short commute to Cork city for second-homers.

Then, the 22 acres is perfect for a couple of ponies and while the land is pitched way above agricultural levels, (currently at best about €10,000 per acre), there is the sea, the view and the location to pitch the price upwards.

Close to Reen Pier and approached via Ceim Hill, the land is bounded in part by the woods, where there are good, estuarine walks. The farm slopes towards the water and is good grazing ground, says Maguire, which puts it firmly in hobby farm territory.

And while the horsey buyer has been in short supply since the bust, the rarity of a sale like this could see a resurgence in interest.
