A mature 2,300 sq ft classic Rochestown Road house recently (June) hit the market at a pragmatically priced €950,000 level. Having failed to get bidding going over the summer months, pragmatism is again the order of the day. A sizeable €100,000 has been lopped off the asking price for the four-bed Kilcrea at €850k.

“This is a great offer, a house like this in such a location for this sort of price,” notes Brian Olden of Cohalan Downing.

Houses like Kilcrea would routinely have gone in the €1 to 1.5 million league in the noughties, and some of Cork’s very best residential sales were along here, in the €2 to €4m category: not for nothing has ‘the right hand side of the Rochestown Road’ occupied an almost mocking iconic status.

Almost 40 years old, it needs some decorative freshening up, and maybe an en suite or two. A trump card is the gardens and grounds, with a southerly aspect to the back and lots of patio space.

Accommodation includes a 23’ by 13’ formal drawing room, off to the side is a dining room, next to a good-sized kitchen and this opens to a 21’ by 12’ sun-room. There’s a utility, guest WC, and a study with independent side garden access.
