Oakfield homes offer lots of space and good prices

SMART, clean and ready for its close-up — the new Oakfield estate in Charleville is being launched this weekend and has a good range on offer.

According to developer, PJ McCarthy of Villeton Construction, the boom passed Charleville by, so there’s no oversupply of houses in the general area.

And taking into account the location — easy to get to from Limerick and Cork, this new scheme is very central. Built next door to Orchard Heights, also by the same firm, the new estate is in the Love Lane area of town, one of the better Charleville addresses, according to McCarthy. Opening this Sunday from 2pm to 4pm, there will be a choice of detached houses, three and four bed semis and just three townhouses to view.

Prices are very reasonable, considering the size of the properties, say joint agents Irish and European, with Sherry FitzGerald Walsh, priced from €180,000 for a 1,140 square foot townhouse.

There are only four large, detached properties on offer and the builders put an extra effort into the finish of these four bed, with cream PVC windows, decorative entrance porches and a high level of fitting. Prices for the 1,800 square foot properties start at €295,000 with a slightly higher price for units with sunrooms attached.

Finished in Tobermore stone and with matching cobble-lock driveways, the houses are set in mature woodland. And that’s the beauty of this scheme, says McCarthy, it’s very low density, (just nine houses to the acre) which means lots of space for the 21 houses on offer.

The green areas, drives and even lighting are completed, so it’s pristine for the viewing public.

The semis range from four bed units of 1,414 square feet to three bed semis starting at 1,015 square feet to just under 1,200 square feet and with some quirky design touches by Arnold Leahy Architects.

Oakfield houses are finished to a high standard and units come with tiling finish on floors and bathrooms, a choice of fireplaces and are fully painted.

The units are BER certified to B3 level overall, (some are higher), and the internal lighting is quite clever. A simple switch can turn off all idling appliances in the house at bedtime, which is time saving and green into the bargain.
