Two prized sites to replace Rochestown property

WORTH ‘more dead than alive’ may sum up the Rochestown Road family home of a man in the building trades profession.

Two prized sites to replace Rochestown property

Despite having upgraded and extended an old style cottage in a profile Cork junction pitch, and on good gardens, the site of his and his wife’s handiwork is likely to be knocked and replaced by two modern homes.

The property, facing up Clarke’s Hill, runs to around half an acre, and this has been carved into two c 0.27 acre sites, for which full planning permission has been granted for two closely-set replacement dwellings, with small gardens left over and parking with each property for several cars.

Design is by Hudson Associates Architects, and the houses are each full two storey dwellings, with some unusual roof features and with raised apex roof lights as a design feature. House sizes are 1,650 and 1,750 sq ft, with the larger house design to the front of the site near the road.

Selling agent for the two sites – offered either separately or together – is Barry Nagle of Global Properties, who is selling by public auction on September 9. Price guide is €290,000 each.

Meanwhile, ongoing interest is reported by Sherry FitzGerald in two quarter acre sites at the start of Clarke’s Hill, with FPP for two c 3,000 sq ft five bed homes. AMV for those quarter acre sites is €400,000 each.
