Shoreline frontage added bonus at Cherryfield

‘WATER FRONTAGE’ and ‘Douglas’ are words you don’t often seen together in the same sentence – unless accompanied by tags like ‘worth millions.’

Not so at Cherryfield, a tired and run down bungalow literally in the very heart of Douglas village in Cork, with rare attributes like a private site, and shoreline frontage to Douglas estuary.

It is in Riverbank, a tucked-away cul de sac under the south ring road flyover, almost across the road from the redeveloped Douglas Village Shopping Centre. Riverbank gives access to four or five varied detached houses, plus pedestrian access to Douglas Wells apartment scheme: Cherryfield may prove to be aptly named, cherry-picked for its one-third acre site, and as much so for its €285,000 asking price.

It is a new market arrival with Dennis Guerin of Frank V Murphy & Co auctioneers, who acknowledges the house’s poor overall condition. Probably a knock-down job, he expects, but as any grandiose plans will depend on getting planning permission for a new-built, cautious advice might be to see the existing dwelling as a springboard to something larger.

There’s already a few fairly large houses in the setting, and if viewed for site value at €285k, there could be a fairly special home built here for well under €1 million, with estuary views and water frontage.

While the precise setting near the Well Road is pretty quiet in terms of traffic, there may be some rumbles from the ring road passing above.

Turn out your new door at Cherryfield and you can be at every service in Douglas village (a two-storey giant Tesco, two shopping centres, cinema, library, shops, restaurants, bars and schools) in a minute or two on foot.
