ROCHELLE COURT, on Cork’s Old Blackrock Road, had a long and protracted gestation.

Developers, O’Callaghan Properties went all the way to the High Court to gain planning permission for the scheme and back in 2002 they paid the record-breaking sum of €1.5 million an acre for the three and a half acre site, just off the city centre.

The scheme was completed in time for the take-off of the boom and there were queues of viewings, strong waiting lists and a fast uptake for this apartment and duplex development. Resales have been rare and this month, Brian Olden of Cohalan Downing is selling a three-bed duplex for a record price of €330,000, down €100,000 for the last sale there. No 13 Rochelle Court is a generous, bright three-bed unit, he says, with a spacious balcony and plenty of parking.

Rochelle Court is gated and is minute’s from the city centre with the Victoria/South Infirmary hospitals within two minute’s walk. Spread over two floors, the property comes with a living room, dining room and fitted kitchen with guest bathroom at ground floor level and storage areas. Wooden floors are fitted and there are French doors to the balcony, with double doors leading to the open plan living area from the hall. Overhead, there are three bedrooms. The master is en suite and there’s a main bathroom, giving three bathrooms overall.
