WITH the last Laburnum house sale going €20,000 to €30,000 over the asking price, the omens may be good for the latest offering in the Cork suburb.

7th heaven in lovely Laburnum

A summer ’09 offering is the three-bed semi-d – 7, Laburnum Lawn, a 1,160 sq ft, mid-1900s family home on a site with a large back garden and plenty of room for expansion.

Just off the Model Farm Road, it is on the market with Ann O’Mahony of Sherry FitzGerald who seeks offers around €390,000 for the solid home, needing some upgrading but with a big garden which she says gets sun from mid-morning through the rest of the day.

It shares the same settled suburban location as one of her most recent concluded sales, where the Laburnum Park compact detached house Comeragh has found new owners prepared to invest further in it.

That three-bed detached, with about 1,500 sq ft of space, also needed a make-over. Comeragh went up for sale in February, guiding €495,000 but sold for an unconfirmed sum likely to be in €520/530k region.

Also over the sales line is the Douglas three-bed semi-d, Algrove, in Rosebank estate. This Douglas home of similar vintage to Laburnum went up for sale back in April 2007, seeking €475,000, but fell victim to engineering surveys. It is likely to have made in the mid €300 to €350,000 price bracket.
