Vastly reduced cliff-set cluster
Very much a niche, up-market scheme of just five cliff-set houses hanging over the harbour and pier, Blueport saw the finished showhouse sold at last year’s launch — but now needs all of the remaining four to follow suit.
So, a newly-appointed sales agent, Michael Pigott of Sherry FitzGerald O’Donovan, is selling at prices brought back to the €550,000/600,000 level, with those price variations accounted for by size and level of completed finish. For €600,000, you get the next finished showhouse, fully done out, just minus furniture. For the €50k less, you get in effect a builders finish and will have to do the final touches yourself.
Target market is as second/retirement homes, likely to have an appeal to buyers from a broad geographic range, including Dublin.
The quality houses range from 1,900 to 2,200sq ft, each with three bedrooms and carefully crafted balconies positioned at the lower ground level and up at roof level with lots of terraced space. There’s also a midships balcony in some, overlooking the street.
The setting and site is as much the key selling point, replacing an old bar that stood here for decades.
The cluster of five terraced houses has probably the best vantage point in the village, which has a nice range of shops, bars and restaurants — a setting like this means there’s always the prospect of fresh fish landing on your doorstep.
Developers are Hollycourt Homes, and builders were Bowen Construction. Features include timber-framed and slate-roofed with an energy A-rating, solar panels, air-to-water heating systems, and heat recovery and ventilation, with further options like Smart Home packages.
