Built two decades ago on a three-quarter acre site, on the Ballea Road, half a mile from Carrigaline, in Co Cork, the single-storey, L-shaped bungalow has just two bedrooms, despite having more than 2,100 sq ft of space, which excludes the attached garage.

That garage could become a bedroom, with an en-suite, and there’s also a reception room that has bedroom-conversion potential. The selling price of €450,000 accounts for the fact there’s only two bedrooms, say joint selling agents, Savills, with Dominic Daly.

Rooms include a master bedroom, with walk-in wardrobe, and an en-suite with bidet, bath, and separate shower, a second bedroom, sitting room, living room (with quality grey/white marble fireplace) linked to a dining room, and a kitchen with dated, but attractive, glossy units and integrated appliances.

Then, there’s also a utility, main bathroom off the parquet-floored hall, and a guest WC near the kitchen, next to that garage, which also has a sauna in it.

Getting around the current two bedrooms mental ‘block’ could see a buyer snag a bit of a Ballea Road bargain here, as the location is bang-on. The gardens have fruit bushes, veg patch and lots of lawns, a gardener’s garden, say the agents.
