Big reductions for last remaining eight properties at Woodville

IT was one of the first contemporary estates to be built in Cork city and these Woodville, Glanmire houses are now in the last phase since their launch in 2004.

The Rossdale Developments scheme is almost completely sold out, save for eight houses across a range of four and five bed units.

These have now been significantly reduced and Catherine McAuliffe and Clare O’Sullivan of Savills are about to man the showhouses for the next two Saturdays in an effort to shift the remaining stock.

The Beeches estate has just one four-bed semi on offer at €450,000, down from €675,000 in 2006 and offering 1,681 square feet of space.

This house, along with six end terrace townhouse, (exactly the same as the semis) are some of the last of the units left to wrap up, says McAuliffe and O’Sullivan, following a ‘flutter of sales’ in the past few weeks. The showhouse is open today from 2.30pm to 4.30pm and will also open on May 23 over the same time period.

Back in the boom, (or bubble) days, the end townhouses were priced at €650,000 – they are now on sale at €425,000 and one four bed, mid-terrace with 1,448 sq ft is slashed to €350,000.

And in the detached properties, two five beds remain at a guide of €660,000, way down from earlier levels of €1.1 million.

A last remaining site is being offered for sale, including a four-bed build, at a very low €550,000, says McAuliffe.

The Beeches is limited to 29 houses on six acres and the overall Woodville development is on 22 acres, including courtyard townhouses, apartments in the converted original old Woodville House, and detached and semi-detached houses.
