Newly up for sale is Comeragh, a three-bed detached two-storey house in Laburnum Park, Cork.

The location is just around the corner from Bishopstown Avenue, which leads in a direct bee-line from the Model Farm Road into the rear of the Cork University Hospital. Swerve to the left, just by the hospital’s back gates, and you’re headed down Laburnum, with Comeragh down here on the left hand side.

The road is a mix of detached houses of various sizes, and sizeable semis, and it is also home to at least one big, relatively new-build. Recent sales on Bishopstown Avenue are also seeing major house overhauls — the location is seen as bullet-proof.

Nearby, a large but dated c3,000 sq ft house, Kilconor, on an acre site, has gone over the €1 million mark in bids with estate agent Timothy Sullivan, getting interest both from intending owner-occupiers valuing its site size and scope, and from builders looking to knock it, putting several replacements on its plat.

Comeragh is a more modest opportunity, and can be bought and upgraded, extended — or flattened, and used as a clean state to start with again. Selling agent is Ann O’Mahony of Sherry FitzGerald, who sold a comparable small detached needing major work on Bishopstown Avenue 18 months ago, for around €880,000.

Comeragh has been rented for some time, and is in a fairly basic state, with just a galley kitchen, two reception rooms, dining area, and a guest loo between the kitchen and attached garage, making for 1,500 sq ft in all.

It has three bedrooms, WC and separate bathroom.

It has a southerly aspect, a fifth of an acre site, and of course a rock-solid location to justify further investment.
