Weighing in at €335,000 for 8 The Circle and €340,000 for 1 The Lawn respectively, viewers will be vaguely conflicted as to which to plump for — even though one is detached, and the other a semi.

The cheaper, marginally so, is the semi-detached in The Circle, now punching in at 1,450 sq ft thanks to a sizeable 20’ by 20’ sun room: it was done up to a high standard by previous owners who only sold a few years ago, and its current owners have kept up the quality look. It won’t disappoint, and in fact is pretty certain to impress, says estate agent Jarlath Boyd of Savills.

At € 340,000, it has about 1,200 sq ft of space, on a large corner site. That site outline allows for easy extension/development, and even the car-port/porch could be enclosed for immediate internal extra space.

No 1 currently has three bedrooms, one with en suite, a very good walnut Shaker-style kitchen with island, and this space opens into a sun room, with high pine sheeted ceiling and overhead Veluxes.

Also at Gleann na Rí, No 8 The Circle is a manageable trading-up buy for a couple or family, with its surprising 1,450 sq ft of space, and it has been laid out so that the garden is virtually another room, accessible from that great 20’ by 20’ sun room and from the main bedrooms.

It doesn’t have an en suite, but the main bathroom is both top-notch and topwash, with a 32-jet Jacuzzi bath in the fully-tiled room.

Both houses have gas heating, and neither needs a further penny spent once purchased. So, take that penny, and toss the coin to decide which is the best fit for the family.
