THERE are cuts and there are cuts — but €250,000 off the last A-type house in Monfield, Rochestown, Co Cork, is a whopping drop indeed.

McInerney Homes is offering a 2,000 square foot house in the Cork suburb for €700,000, through joint agents, Global Properties and Irish and European.

A corner house, it’s the last of the larger types in a low-density scheme of 23 houses close to Garryduff Sports Club.

Units are a mix of four-bed semi and detached blocks with some having attached and detached garages.

All prices have been dropped. A four-bed detached is now down to €490,000 finished, from €650,000, while similar, unfinished houses, (without kitchens and bathrooms), are available at €475,000.

Designed by Dennehy and Dennehy Architects, the A type is almost cruciform in style, with a large projecting gable to the front and rear.

There are no internal corridors — all rooms open off a rectangular hallway and interconnect, while overhead, an L-shaped landing gives access to all four bedrooms.

The ground floor has a large living room with bay window to the front and French doors to the rear. It leads on to a formal dining/family room which connects to the kitchen. At the rear, all of the rooms open on to a cobble-lock patio via double doors and the kitchen and living room are single-depth with windows facing front and back.

Fittings in the kitchen are good — high-gloss units which come with an island/breakfast bar and black granite worktop, while all appliances, including washing machine and dryer in the fitted utility, are included. Overhead, there are four, double bedrooms and main bathroom, with two en suites. The master has a walk-in wardrobe.

No 7, Monfield has a good site and it’s very well landscaped with solid block walls all round and nicely maturing plantings.

The back door is slotted into the side of the front gable, making the car-to-kitchen chore easier.

The driveway and front paths are cobbled and there’s a block-built shed at the rear which could easily make a home office or gym.

Internal joinery is mostly pine but floors are in oak, as are fitted wardrobes and there’s a good sandstone and cast iron fireplace in the well-proportioned living room.
