NOW that the tax relief has run out, many of the perfectly placed apartments at Inchydoney, Co Cork, are coming on the market.

Last year, the island units fetched about €500,000 apiece but now range from €420,000 to €450,000 — still strong despite the downturn and confirming the importance of location in the present market. And at Inchydoney, they have it in spades.

A bird’s-eye view over the broad, sandy spread of Clonakilty bay and a location close to the landmark Inchydoney Lodge and Spa makes these units a good investment.

Owners of the apartments are also included in the hotel’s Gold Circle, which means reduced fees at its spa and leisure centre.

A savvy marketing pitch means the most recent sale, apartment no 5F, is pitched at €400,000 through agent John Hodnett of SWS Property Services.

The two-bed is in superb condition, he says, and is a second-floor unit with south-facing views out to sea.

Just a five-minute drive from Clonakility, it comes with an open-plan living area, balcony and two bedrooms with bathroom and en suite.

Mr Hodnett says management fees are in the order of €960 per annum and rental levels of €700 per week can be achieved in the high season.
