Eastfield and Westfield are a pair of mis-matching semis, the first a three-bed, the second, a four-bedroom home, on a site facing right on to the pretty posh Rochestown Road.
Big new builds and refurbs here can go for over €1 million (€4m is a local record) and, in fact, four very large new luxury houses are being built by a developer linked to the previous Lindville (Blackrock Road/Ballintemple Cork) development, on a small sloped site right by the Rochestown church entrance. How high over the €1 million mark will they go?
What’s the fate of Eastfield and Westfield? Owned by a single vendor, and previously let, they are offered jointly for sale with estate agent Timothy Sullivan, who say they originally were one house, divided into two and renamed.
Might the process now be reversed and will they be knocked together again? Might they both be knocked altogether, and replaced by a large modern, new build? Or, will a buyer emerge for both, who will live in one and have a use for the other?
Both houses are essentially clean and well-kept, but won’t win any style awards. The front has been cleared for off-road parking, there’s an elevated back garden, and the houses have a southerly rear aspect.
All of the seven bedrooms (none of them hugely large) are en suite, and each house has a fitted kitchen, with one sitting room, the larger being in Westfield. Eastfield, the three-bed, is guided at €430,000, while the next door four-bed, Westfield, has a €470,000 price tag, ma king for an all-in guide of €900,000 for the duo.
* Meanwhile, across Cork city, estate agent Timothy Sullivan is also selling the very large (3,200 sq ft) house Kilconor at the rear of the Cork University Hospital, on a suburban site of about one acre. A do-er upper or development opportunity, it is currently under offer at €950,000, but is expected to approach its €1.3 million guide very shortly given the quality of viewings.
