Ideal family home well located on city side of Douglas

AN easy walk to the city centre, to Douglas and to a range of schools are just some of the attractions of the detached Cork suburban family home Ormond.

Up at the top of Bellair Estate, off the main Douglas Road near St Finbarr’s Hospital, the superbly located home is also on a bus route. It has a trendy deli called Joup just around the corner, good local shops and services (tennis courts, even, just up the Ballinlough Road) and is on a bus route as well, with direct links to Mahon Point and to UCC in opposite directions.

Built by Denis McCarthy in the ’60s, altered again in the ’80s (by its then-owner, an engineer), and likely to be upgraded again to personal tastes once sold, it is in an excellent location and would make a handy base for a family keen to get on the city side of Douglas and to avoid the traffic congestion east of that suburban village. Being able to walk or cycle to work and school/college is a real bonus too for any family thinking of trading up and moving in. (Most of Bellair’ s 24 houses are large semi-ds, and a few of them have been extensively customised over the past few years.)

There’s already a fine amount of space on offer, about 2,100 sq ft in detached Ormond, with four bedrooms in the current layout, three at first-floor level, where the master bedroom has a 14’ by 9’ en suite off it (to the front of the house, unusually). Then there’s a wide staircase to the second floor’s 18ft by 12’ dormer bedroom, which has two very large Velux windows to the rear with lofty views out over the mature hardwood trees on the back boundary. Great eaves storage up at this level too, and this upper deck will really suit a teenager... and his or her parents into the bargain.

Ground-floor rooms include a front sitting room with gas fireplace, rear dining room with solid fuel stove, kitchen with granite worktops, and big utility areas behind, linking into an attached garage. There’s a guest WC, while to the left is a 22’ by 12’ sun-room, looking out on the corner site gardens with hard landscaping and raised chalet/shed and BBQ area.

Ormond comes complete with double glazing, gas central heating, easy parking for several cars and good privacy, thanks to the high hedges surrounding it.

Dennis Guerin of Frank V Murphy & Co seeks €595,000 and says it will suit a family looking for a well-located detached home which they can further personalise.
