A price that reflects its location
Five minutes from O’Shea’s Pub in Waterfall, Co Cork and surrounded by farmland, Iniskenny is a great buy for the trader-outer.
And yet if you follow its country lane, you end up on the Bishopstown end of the Bandon Road. Take the other fork and Curraheen is close by, as is Ballincollig and the bypass.
On the market with Norma Healy of Sherry FitzGerald, the house offers around 1,600 sq ft and has a guide of €565,000.
And while that might seem strong for the four-bed, it has to be remembered that this is one of the most elusive locations in the greater Cork area.
Green-belted and tough in regard to planning permission, house prices reflect the lack of supply — and strong demand.
It’s close to the high-end, million-plus Heatherfield estate by Fleming Construction, which sold out in two phases.
And while that is urbanisation in rural surroundings, Iniskenny is a stand-alone, very private property with stunning views north and west.
The site of 0.6 of an acre would allow a substantial extension to the present dwelling, which is in very good condition and was built in the 80s.
Although it will need modernisation, there’s still a good layout to play around with, and room on all sides.
Raising the roof would be another option — it would almost double the existing area. Alternatively, the well-heeled buyer could just pay site value and demolish the house in favour of a more substantial dwelling.
Either way, the property would merit any new addition and from its position, it’s hard to believe it’s just five minutes to the Bandon road roundabout.
