The former GAA grounds of Nemo Rangers lies behind this low terrace of modest period houses, and plans have long been afoot of a new homes scheme here with builders Fleming Construction. In an earlier planning application, they sought to demolish two of these Beechwood Place houses for an access point, but were rebuffed by the planning appeals body, who said this terrace was of sufficient distinction to be preserved.
Flemings have since bought the former adjacent FCA grounds as an alternative access point, and Cork City Council gave permission in August for around 100 homes, but this will also face Bord Pleanála scrutiny given the level of neighbours’ objections.
All of that is background to show that the vista of overgrown greenery to the rear of Beechwood’s houses may not stay green forever, or even much longer.
Into the frame here comes 3 Beechwood Place, a good example of this run of houses within walking distance of the city centre. This spacious four-bed dormer carries an asking price of €430,000 with Hugh McPhilips of Marshs Auctioneers.
It has one ground floor bedroom, and three more dormer bedrooms above, but thanks to a smartly thought-out extension to the back, it has oodles of living space, with a full-on south-facing kitchen-dining extension overlooking a walled-in back yard.
The extension runs across the back of the house, and has a tiled floor.
Its vendor got planning for car access to the graveled back garden/yard via a rear lane, which also serves the Nemo lands, and some of the neighbouring Beechwood houses have already breached their back wall for this purpose. No 3 has a walled and railed front garden, which gives it some separation from the busy main Douglas road junction with Bellair estate.
In a healthier market, No 3 Beechwood would be bid to the skies: now, in the current woes, it may well prove to be a surprise snip for a cash-in-hand buyer.
