A SITE for a large 3,000 sq ft one-off house, with planning already in place, has come up just along Cork’s Rochestown Road.

The site of a quarter acre is tucked in off the busy road facing Clarke’s Hill, and has been put up for sale by its architect owner, who has already build a dramatic contemporary home called The Courtyard, just closer to the Rochestown Road.

The Courtyard itself, a superbly striking contemporary house also averaging around 3,000 sq ft, was on the market earlier this year seeking €1.6 million, on a compact site of 0.12 of an acre. It has since been taken off the market, and is occupied as a family home by the architect owner himself.

Now, he is instead selling the second site here, which is almost twice the size of the other house and has better views, and is further in off the road. As an example of how the proposed new build on the just-available site might look, the finished Courtyard property isn’t a bad representation.

Agents for the quarter acre site are Clare O’Sullivan and Catherine McAuliffe of Savills HOK, who seek offers around the €550,000 level for what they say is the chance to build a dream home, to a contemporary design palette.

They say it will be built in Donegal stone, with feature limestone window surrounds and substantial glazing for the scenic views of the estuary. Roof material proposed is standing seam Alkon, a zinc look-alike.

The planning grant allows for a two-storey split-level house, with ground and first floor living rooms, a first floor kitchen and dining area, four bedrooms, double garage, and main services are already available.

“This is an exciting project, one which will reward you with a distinctive home with many unusual contemporary characteristics,” says Ms O’Sullivan, adding “the mature Rochestown Road address just adds to the attraction with access to the South Ring Road only seconds away.”
