High-end houses with bay views start at €650,000

LINDVILLE sur mere? A new estate of houses at Ballycotton, Co Cork, reflect the Victorian style of the high-value city scheme.

For sale off-plan, ‘Ballycotton Bay’, (is there a copyright issue here?) has just eight units available in a panoramic position overlooking — Ballycotton bay.

The agent for the scheme, Barry Nagle of Global Properties is releasing just five houses in the first phase and units range in size from 1,900 square feet to 2,200 square feet.

The houses are three-storey in a design by RHM Architecture, a new firm in Cork City.

The firm have come up with two house types for the site, which, while by the seaside, is within commuting distance of Cork city.

Designed with an unusual external stairway to the rear garden and first floor, the houses are vaguely Victorian but with a 21st century finish.

The developers are Aras, who have the Victoria Station scheme in Cork city under their belts, and in this residential development, have gone for a high-end product.

In light of the current market, they’re spot on as demand centres on one-offs and detached properties while the first-time market flounders. The location will also appeal to buyers as the rail link from Midleton is progressing well and should be open in early 2009.

The effect will open up the eastern corridor and will also mean that coastal communities, like Ballycotton, will have swift access to the city.

Described by Barry Nagle as family orientated homes, the Ballycotton Bay houses will come with generous PC sums, allowing buyers flexibility in fittings like kitchens, fireplace wardrobes and so on

The first type, the A is a four-bed with 1,900 square feet of space and is on offer at €650,000.

This comes with informal rooms on the ground floor, (kitchen/ dining, utility and guest loo), with a formal sitting room and dining room at first floor level.

To the rear is an en suite bedroom, and on the second floor there are two more bedrooms with en suite and main bathroom.

There is the option to re-configure the house to four bedrooms by converting the first-floor dining room.

Meanwhile, House type B, comes with four bedrooms in a similar layout and runs to 2,200 square feet: the guide here is €730,000.

Again, there’s an en suite bedroom on the first floor, but this type has three rooms overhead, including a master suite.

With good site sizes and a perfect orientation, these properties will suit trader-uppers in the greater Cork area.
