Five-bedroom Georgian gem in heart of Waterford

THE owner of 57 Newtown Road, a senior Waterford planner, has himself got serious house moving plans for his family, hence the sale of the restored Georgian city townhouse.

Five-bedroom Georgian gem in heart of Waterford

The five-bedroomed Georgian gem is a tall, and slender three-storey plus attic level house in the heart of Waterford, one of the most desired places to live, close to everything, including schools. Its 150’ long back garden backs into the playing fields of Newtown School.

No 57 is one of several among its terraced neighbours to have its front facade pretty much intact, with original sash windows setting a tone of quite happy-looking unanimity

It is on the market with John Rohan of Sherry FitzGerald Rohan, along with agents Purcell, and has a €850,000 asking price: its owners, who oversaw recent renovations, have another project in mind.

The work done to this house has kept faith with the original ethos, says Mr Rohan. “The retention of many original features has collectively contributed to the creation of an impressive family home, in one of the city’s most prestigious areas.”

Just set back from the road, with an open front garden with some trees, it is bright and airy and has a long and narrow mature back garden. Retained features include hall tiles, sash windows with shutters, corniced high ceilings, marble and cast iron fireplaces, pitch pine floors and other materials.

The front room, used for dining, has old panes either side of the central sash, giving 20 panes in all, while the first floor rooms have nine panes over six, reducing to six over six on the next level: it is the sort of Georgian proportion that marks these houses out for the purists.

A sun room to the back of the house opens via French doors to a decked area, and the kitchen (next to a breakfast room and utility) has maple units Shaker units, and a pine sheeted ceiling.

There’s a first-floor sitting room with twin sash windows and the main bedroom is en suite. The main family bathroom has a cast iron free-standing bath and the top attic level has Velux roof windows.
