Little bit of work could give you a luxury home with great views

RECKONED to be just a few weeks’ work away from completion, this house at Meadowlands, Upper Rochestown in Cork is a new market arrival, with virtually all of the hard work done.

Obviously a bit of a dream project for its owners, a change of circumstance saw them not able to finish this one-off build.

This detached house on a one-third acre is a bit of a whopper, a full 3,800 sq ft thanks to its third floor, and it has a €750,000 price guide with Johnny O’Flynn of Sherry FitzGerald’s Cork city offices.

It is the last house to be finished in Meadowlands, home to 10 or so very large individual houses on serviced sites in a cul de sac, half a mile from Rochestown Monastery.

With rural valley views to the back, and a modern Victorian exterior style, it has a high end specification inside. Three of its five bedrooms have en suites, all fully fitted, painted and tiled, and all internal joinery is oak, while the floors laid in the hall, kitchen/dining room and utility are pale marble tiles.

Rooms are all a good size, and the main reception rooms have a double aspect, with extra high (close to 10’ it appears) ceilings, with spot lighting and wiring for sound in place.

It needs some, but not too much, internal finishing, and the good news is that its builder Michael Hallahan, who has taken it this far, is set to come back and finish it out for a new buyer. A realistic finishing budget for the builder’s work, plus extra landscaping, kitchen, etc., and fireplaces, will be over €100,000.

Staircases have been ordered but not yet fitted. Provision is made for fireplaces, yet to be selected, and there’s no kitchen, but the house’s most inviting room is laid out clearly for one. Some ground floor rooms need tiles or wood floors, as do the upper floors, but rooms are fundamentally painted, and second fix plumbing and electrical work is done, to a good level.

The top floor has two large rooms, one wired for home cinema use, and with walls painted to give the impression of clouds and sky, kids will flock to it, and there’s a large ‘secret’ room off this.

A detached garage has been built, and heating will be via oil.

“Finished houses here in Meadowlands would be worth over and under the €1 million mark, depending on size. This house only needs a few weeks’ work on it to have it completely finished,” says Sherry FitzGerald’s Johnny O’Flynn.
