THE construction of the big detached houses at Poulavone Manor, in Ballincollig, provided a distraction for school-runners caught in morning jams.

The development is now completely finished — and the houses have come down in price since last year and, for the quality of the build and size, they are good value at €775,000.

Canny buyers could knock even more value out of a purchase here, as the houses also come with PC sums, which leave room for manoeuvring.

Local businessman Finbarr O’Neill is behind the scheme and local auctioneers Property Partners O’Mahony Walsh are in charge of the sales.

There are significant PC sums, they say, for fireplaces, kitchens and the like, but bathrooms, flooring and other fittings are included in the sale price.

At 2,500 sq ft, the houses offer five double bedrooms and three en suite rooms at first floor level.

They also come with that bit extra in terms of finish and safety: intermediate floors are concrete and so, too, are the stairs, which makes the upper levels fireproof to a high degree.

That doesn’t stop the entrance halls being very grand — they’re all fitted with an impressive staircase and the entrance doorcase is granite. Sold wooden floors are fitted on the ground floor, external windows are in oak grain PVC and external doors are solid oak.

Each house has it’s own cast iron and pillared entrance and site sizes are deceptive, says the agents. The rear gardens are good and wide, while the fronts of the houses have landscaped courtyards.

Plumbing-wise, Poulavone Manor houses have a gas-fired, zoned and pressurised system which guarantees power showers at every outlet and instant hot water. A central vacuum system is also installed and the attics come floored for storage.

Poulavone Manor is ready-to-go — just get the kitchen in and go. The ground floor also offers a good range of rooms, in good sizes for that sense of luxury. These include a living room, connecting to a dining room, the kitchen/diner, utility, guest bathroom and family room.

The grounds are fully landscaped, the main bathroom has a four-piece suite and jacuzzi bath and the kitchen/diner is split-level.

Best of all, it’s just a minute to the local secondary school and Ballincollig town centre, while the bypass road is minutes away.

Three of the four houses remain to be sold, and O’Mahony Walsh will be happy to arrange a viewing.
