THE brochure details are scant — no 5, Mount Pleasant Avenue has a hallway, a living room with bay window, a dining room, kitchen, three bedrooms and a bathroom.

Oh....and it’s a wreck.

Well, sort of, because agent Conor Flynn says it’s fine and dry inside, but the house is being sold by the legal department of Cork City Council under the Derelict Sites Act.

Which means there will be lots of handy builders, developers, dreamers and tyre-kickers along to the auction on the twentieth of this month.

Conor Flynn says it’s a great refurbishment project and he could be right. The Mount Pleasant houses are generous war time semis with big rooms and a very pretty facade.

This includes a wooden porch running from front bay to gable and generous gardens with lots of room at the side. The location is Turner’s Cross, but the Friar’s Walk end — which means this house is more elevated and it has urban views. It’s also very close to the city and UCC and the Bons. The floor area is 1,300 sq ft and there’s more than enough room for expansion to the side and rear. Because there is no reserve, it’s hard to value a house like this, but it might be expected to make somewhere in the region of €250,000 to €260,000.
