You can hold court in a luxurious detached home of your own making

FORGET selling to the ‘great unwashed’, this Norwood Court house site in Cork is definitely pitched at the squeaky clean.

Bathrooms are the new luxury spending frontier: the taps might be turned off across most property market spends, but when it comes to loos, there’s loot galore.

A case in point is this site sale in the affluent suburb of Cork’s Rochestown: full and unrestricted planning exists for a detached 2,500 sq ft home with four bedrooms and no less than six bathrooms.

Not only is each of the proposed four bedrooms en suite with showers, but there’s also a ground-floor guest WC and a first-floor main family bathroom, the only one shown in the drawings with a bath.

The quarter-acre site is just off the main Rochestown Road, by the old Norwood Court hotel, which is now a series of upmarket townhouses and apartments, developed several years ago by Howard Holdings.

Selling agents for the vacant site are Jarlath Boyd of Savills HOK, jointly with Andrew Moore and Co, who give it a guide price of €495,000 for the quarter acre.

At about €200 per square foot to build, prospective buyers would be looking at a €1 million overall investment for a new home.

Design is by Clifford Glean of CMG Architects, who has stitched in a number of design touches such as circular or porthole windows, and specifications such as granite sills and window surrounds, and the essentially dormer-shaped house sets into the sloped site.

One of the four bedrooms is at ground level, all are en suite, and the plan also includes a kitchen, with a quaintly-titled ‘dinette’ off by French doors to the garden (there’s a ceiling void over part of the kitchen with a galleried landing overhead), a family room and living room/ sunroom plus utility and guest loo.

The rectangular site has 80’ road frontage, with necessary services adjacent.
