Boat slip a useful extra for niche development of dormer homes
The Rushbrook development of just six big dormer homes built by Kumry Construction is by the water’s edge on Great Island, and construction is just being finished out so buyers can see the standard of workmanship for themselves.
Despite the setting just a mile from Cobh, the immediate feeling here is of trees and water, and Cork harbour beyond is one of the world’s great natural harbours, with sailing clubs aplenty and a number of new marinas due to be added to the existing stock as boat and sailing activity takes off further.
So, expect one or two of the house buyers here to have powerful RIB craft in their front drives, along with their 4X4s.
Helping to offset the carbon footprint of powerful boats and cars are a few of the billed ‘eco’ features of these large, trading-up family homes. They include high insulation levels, underfloor heating, wood pellet burners and solar panels on the roof.
Billed as a one-off and upmarket niche scheme by joint selling agents Aveska Properties and James G Coughlan Associates, there are three house types of 2,200 to 2,400 sq ft, and prices start from €850,000 with PC options bringing sale prices closer to €890,000 upwards for a fully-finished full-spec house.
Site sizes are c. one quarter of an acre, and Pebble Beach is 13 miles from Cork city, via road, with rail commuter options also, as well as a cross-river ferry from Glenbrook to Carrigaloe. A fast river ferry link to Cork city has also been mooted, with planning applications made last month for a variety of harbour pick-up and set-down points, with Cobh one of the selected locations.
House type A is a five bed detached of 2,389 sq ft, and the two marginally smaller house types are for four-beds.
Individual kitchens worth €40,000 are going in, houses will be painted and tiled, master bedrooms are en suite and have walk-in dressing rooms, are fitted with alarms and a high electrical spec, with oak-look golden PVC glazing.
Each house will have three en suite bathrooms, and good living rooms.
