Latest large Wheatfields property has a smaller stamp duty liability

ANOTHER Wheatfields sale is in the offing in this emerging Carrigaline, Co Cork ‘estate’ of trading up homes.

No 10 arrives on the market hot on the heels of No 27, which featured in these pages last week with a €850,000 asking price.

And, while the sumptuous No 27 is being sold by its private occupants, No 10 has yet to be lived in: this should mean a very much reduced rate of stamp duty for a buyer, estimated to be around €8,000 by its selling agents.

A 3,500 sq ft new build to a high standard and specification, it has an asking price of €725,000 and has a current swift offer over that sum, at €735,000 via Frank V Murphy and Co.

Wheatfields is home to a string of large one-offs, built on serviced sites, and this one is on a site of about one sixth of an acre, with five bedrooms, and an extremely impressive gloss and walnut timber-encased kitchen.
